It sits directly on Biscayne Bay, it is minutes from everything, and it still costs meaningfully less than Brickell. As a Miami real estate agent who has watched this neighborhood transform block by block, let me give you the honest guide/.

    Where Edgewater Actually Is

    Edgewater runs along the bay roughly from the Venetian Causeway up to the Design District, bordered by Biscayne Boulevard on the west. That location is the whole story. You are five minutes from Downtown, ten from Brickell, ten from Wynwood and the Design District, and about fifteen to Miami Beach across the causeway.     The cons: Edgewater is still maturing. The restaurant and nightlife scene is not yet at Brickell or Wynwood density, though it is catching up fast. Construction is everywhere, which means some noise and dust for the next few years. And Biscayne Boulevard traffic during rush hour is real. If you want a fully finished, polished neighborhood today, Coral Gables or Brickell may suit you better. If you want to buy into the upside, Edgewater is the play.
